Apply to Snr Quantity Surveyors - client side
Our client is a leading tier developer based in Dubai. UAE. They have been responsible for the some of the UAE's most iconic projects - including 5 star hotels, residential and commercial buildings. They ae growing their existing projects team and require several experience Snr Quantity Surveyors to join their team.
Role
Manage cost control, budgeting, and contractual matters across the developer's project portfolio, protecting margin and ensuring commercial rigour from land acquisition through practical completion and final account.
Key Responsibilities
- Prepare cost plans and feasibility appraisals to support land acquisition and development appraisals
- Benchmark build costs against market data and prior schemes
- Input construction cost assumptions into development appraisals (alongside GDV, finance, and profit metrics)
- Advise on procurement route and contract strategy best suited to the development
Procurement & Tendering
- Prepare tender packages and procure main contractors/consultants
- Evaluate tender returns and lead contractor selection recommendations to the Board/Investment Committee
- Negotiate contract terms and conditions (JCT Design & Build is common for developers; also NEC)
- Ensure contracts protect the developer's position on price certainty, programme, and risk transfer
Post-Contract / Delivery
- Monitor contractor's applications for payment, valuations, and variations
- Track actual cost against the development appraisal/cost plan, flagging overruns early
- Manage the cost reporting cycle to the Development Director/Board (monthly cost reports, cash flow forecasts)
- Assess and negotiate contractor claims, extensions of time, and variations from the employer's side
- Manage retention, defects, and final account close-out
- Identify and mitigate commercial/contractual risk across the site(s)
Stakeholder Management
- Act as the client's commercial representative with contractors, consultants, and funders
- Liaise with Development Managers, Project Managers, Architects, and Employer's Agents
- Support funding drawdowns by providing accurate cost-to-complete data to lenders/investors
- Mentor junior surveyors within the development team
Typical Requirements
- Degree in Quantity Surveying, Construction/Real Estate
- MRICS (not essential)
- UAE experience is essential
- Based in the UAE currently
- 5+ years' experience in the UAE, ideally with time on both consultancy/contractor and client/developer side
- Strong understanding of development appraisals and how construction cost feeds GDV/profit
- Experience with contracts and disputes
- Commercially astute — able to challenge contractor cost data, not just process it
- Strong stakeholder management and reporting skills (Board-level reporting experience a plus)
