Project Manager - Fit out & civils contractor

Our client is a well established specialist fit out contractor in the UAE. They have growth plans across the UAE within luxury 5 star hospitality projects.  They plan on having more civil engineering projects in the coming months. A background in this, would be a huge advantage.

Key Responsibilities

Project Planning & Execution

  • Develop detailed project execution plans, programs, and resource schedules from award through handover.
  • Coordinate with design consultants, architects, and MEP engineers to finalize construction-ready drawings.
  • Manage procurement of materials, subcontractors, and long-lead items in line with the project timeline.
  • Oversee day-to-day site operations, ensuring works progress according to the approved program.

Stakeholder & Client Management

  • Act as the primary point of contact for clients, landlords, mall/building management, and consultants.
  • Attend and lead project progress meetings, providing regular status reports and updates.
  • Manage client expectations, variations, and change orders professionally and promptly.

Budget & Cost Control

  • Prepare and manage project budgets, cost plans, and cash flow forecasts.
  • Review and approve subcontractor payments, valuations, and variation claims.
  • Monitor project profitability and report on cost variances to senior management.

Quality, Health & Safety, and Compliance

  • Ensure all works comply with UAE building codes, local municipality/authority requirements, and Civil Defence regulations.
  • Enforce HSE standards on site, ensuring subcontractors adhere to safety protocols.
  • Coordinate inspections, NOCs, and approvals with relevant authorities (Dubai Municipality, DDA, DCD, Trakhees, etc.).
  • Ensure quality control processes are followed and defects are rectified prior to handover.

Team & Subcontractor Management

  • Manage site supervisors, foremen, and subcontractors, ensuring adequate resourcing and productivity.
  • Coordinate multiple trades (civil, joinery, MEP, ACMV, fire fighting, etc.) to avoid clashes and delays.
  • Conduct performance reviews of subcontractors and vendors.

Handover & Closeout

  • Manage snagging/de-snagging processes and ensure timely resolution.
  • Compile and submit as-built drawings, O&M manuals, and warranty documentation.
  • Obtain completion certificates and handover project to client/facilities management.

Requirements

  • UAE project is essential for client approval
  • 10 years experience with 5 as project manager 
  • Experience with 5 star, luxury projects
  • Hospitality experience is essential

Skills & Competencies

  • Strong leadership, negotiation, and stakeholder management skills.
  • Proficiency in MS Project / Primavera P6 for scheduling.
  • Working knowledge of AutoCAD and project management software.
  • Solid understanding of cost control, procurement, and contract administration (FIDIC/JCT familiarity a plus).
  • Excellent communication skills in English (Arabic is an advantage).
  • UAE driving license preferred.Salary package is negotiable, depending on ex
